How to Find and Select the Best Real Estate Agent or Team!
You know how people want to buy their dream home or start investing in real estate? Well, I have many videos to move the dreamers into action by showing them the right questions to ask. This is referred to as doing their due diligence before purchasing Real Estate. I suggest getting as much information about what you want to do without stepping off the ledge. I have heard so many stories and what I want to hear are the good ones.
So let’s start with the first step. You have already decided your plan to purchase a property. What plans have you considered? What do you have in place? Do you know what you might need to take each step? Who is your mentor or coach?
Questions we could ask ourselves before going out to look at properties might be:
- Who is the correct real estate agent or team to hire?
- How do I find them?
- What questions might I ask them?
- What do I really want to know about how these professionals will meet my needs?
- How will they know what they are?
- Do I really need a bank?
- Will the owner carry the loan?
- Who will pay for what?
- How much are the closing costs including the commission the agencies receive?
Yes, if you are on the buying side, you are paying the commission. It is built into the price and comes out of the proceeds of the sale. Sellers do not reach into their pockets to pay the real estate commission. This and exceptions will be discussed, in a later blog. What do I have to pay an agent? After all I am hiring this team to work for me. Yes, you are paying the agent and you need to hire an agent who will show you all the listings available in your price range and any properties, which may be coming on the market. Ask your agent about their fiduciary duties. They must disclose everything they know about the property. IF they don’t know, ask them to find out. This is their job and the law protects you. They must find the answers to your questions.
